Metsudot is a unique profit-with-purpose company, owned by a nonprofit entity dedicated to developing the Negev and Galilee. We focus on impact investments that drive long-term demographic and economic growth.

We specialize in developing innovative housing solutions based on our Communihood Planning Model. This unique framework creates a special living experience by merging the advantages of rural community life with the benefits of a vibrant urban environment. Our Communihoods (Community Neighborhoods) integrate rich community life with opportunities for economic growth and employment, all within a sustainable environment.

Whether through new developments such as our soon-to-be-completed Urban Moshava in Sderot, or through large-scale urban renewal projects, we put people, community, and wellbeing at the center of every plan.

Projects in Planning and Development

Urban Moshava Sderot

Construction is well advanced, with the project entering its final stages of delivery. Located in Sderot, a strategic position central to the post-war rehabilitation of the Western Negev, the project is a meaningful contributor to regional recovery. By offering a high-quality residential alternative, we are retaining young families and attracting new populations to establish long-term roots in Sderot.
As part of our Communihood Model, our team is already working with future residents, helping them connect and begin building a community well before move-in. Apartments are currently available for purchase. Learn more in our Sales Brochure.

Urban Moshava Karmiel

Urban Moshava Karmiel is developed in partnership with Zemach Hammerman (Azrieli Group), a publicly traded real estate company, and represents Metsudot’s largest development to date, and its third project in the Galilee. The project includes 670 planned residential units and serves as a catalyst for regional growth, reflecting Karmiel’s role as an urban anchor and regional service center due to its strategic location. Located at the city’s central entrance, the development includes a signature pedestrian bridge connecting the neighborhood directly to the train station and future business center, reinforcing Metsudot’s walkable, car-free planning approach.

Urban Renewal Kiryat Shmona

Metsudot is advancing one of the key complexes within a government-led urban renewal initiative along Henrietta Szold Street in Kiryat Shmona. The project is located in a central area overlooking the Ein HaZahav stream and near the future train station, with open green spaces, key employment areas, and educational facilities within walking distance. Designed in line with the Communihood Planning Model, the project emphasizes walkability, dedicated community spaces, and street-level activity.

Urban Renewal Karmiel

Located on HaBroshim Street, directly across from the Urban Moshava Karmiel development, this project is being advanced in partnership with Zemach Hammerman (Azrieli Group), a publicly traded real estate company. The project will replace 68 existing residential units with more than 400 homes. The long-term vision is for the HaBroshim Street urban renewal project and the Urban Moshava to come together as a single, unified residential area once both are completed, together comprising more than 1,000 housing units with over 130,000 square feet (12,200 square meters) of commercial, community, and employment space.

Urban Moshava Kiryat Shmona

The Urban Moshava Kiryat Shmona is a key element of the city’s post-war recovery following wartime displacement, introducing a new approach to community-oriented living. Centrally located along the Ein HaZahav stream, designed under our Communihood Planning Model, the project establishes a mixed-use residential environment that integrates commercial, employment, and community spaces. A defining feature of the project is the Seed Community Village, where renovated homes already host the “Torenu” (Our Turn) initiative. This group of young pioneers is playing an important role in the city’s rehabilitation, volunteering, working, and studying in the region.

Urban Renewal Dimona

Centrally located at the entrance to the city and near the future relocated train station, the Sheva HaMinim project is Dimona’s first urban renewal initiative. Developed in partnership with Elad Donitz, a leading publicly traded real estate group, the project will replace 96 existing residential units with a new mixed-use residential development. Designed by Farhi Zafrir Architects, the project will upgrade aging infrastructure and introduce innovative housing solutions.

Completed Projects

Carmit

Carmit is a small community town in the northern Negev, where Metsudot pioneered the development of the initial 472 residential plots, providing the infrastructure and momentum for a community that is now home to over 3,000 residents. Beyond plot development and sales, Metsudot, together with the OR Movement, led community-building efforts and established key public facilities, including seven public parks, a synagogue, and a daycare center. The approach pioneered at Carmit, integrating community building and the establishment of dedicated spaces for community activities, became the inspiration for the Communihood Planning Model now applied across Metsudot’s current projects.
